Spout House Studio is situated midway between Brockenhurst and Lymington and is ideal for families and couples. The Studio formerly an artists studio is very large and spacious with access from the rear of the property overlooking the garden and the unspoiled Lymington River and meadows. The Studio has its own private garden area with garden furniture, and access to the main garden which you are also welcome to use. The Studio is situated over the garages where you can park to unload and then park your car in the family car parking area.

The Studio can cater for up to 6 people but no pets or smoking please and can offer two large and spacious
bedrooms with open plan dining room, lounge area which leads on to the kitchen which is fully equipped with full size
electric oven, microwave, toaster, refrigerator with ice box, Iron and Ironing board and the usual kitchen utensils.
Washing machine is in the utility room shared with owners. The lounge area has a 'Clearview' wood burner for the cooler nights .Freeview TV, Video,DVD, also games and videos for all ages. Highchair also available if required.
All bed-linen, towels, tea towels, electricity etc. is supplied.

The master bedroom has a king size bed and overlooks the unspoiled Lymington River and meadows. It is very large and airy with a sofa bed as well if required for a child, a cot can also be supplied (but please bring your own baby linen).

The twin bedded room with two 3 foot beds with plenty of storage space as has the master bedroom.

The Studio is in easy walking distance to two local pubs and a twenty minute approximate walk along the River bank will take you into the Georgian town of Lymington, with its Quay, marinas and yacht haven. Lymington High Street has plenty of shops to browse with a few of the chain stores as well for all your shopping needs. With the New Forest on our doorstep where ponies wonder freely through the village streets to 6 miles away beaches for safe swimming. There are also numerous attractions to visit for the young and not so young all in easy each.

We let from Saturday to Saturday short breaks available all year subject to availability

Bed and Breakfast is available in Spout House Studio on a DIY basis from a full cooked breakfast to a continental,
all supplied as arranged on booking and you prepare it yourself.

From £25.00 per person per night based on two people sharing and subject to availability.
